      <title>2 NYC spaces for rent: photographers wanted</title>
      <description>One apartment, one commercial space for rent in photographer-owned, historic South Bronx building.  Other photographers or documentarians wanted.

1) Sunny, enormous 1250 sq. ft. (115 sq. meter) two-bedroom apartment.  Completely renovated, perfect condition--13-foot ceilings, (four meters) wooden windows, hardwood floors.  New stove and refrigerator, but it is otherwise unfurnished.   The apartment could easily be shared by three people.  Free heat, water and wifi.  Tenant pays electricity only.  I'm seeking a responsible, mature tenant.  NO SMOKERS--if you smoke you must do it outside.  If you need a roommate, you will have to find one yourself.  I cannot arrange roommates. Tenants must have good credit, references and deposit.  No dogs.   Rent is $1800 per month, one-year lease minimum.  Move in on Feb. 1, possibly earlier. You can see pictures here:

2) 1250 sf (115 sq. meter) commercial space on ground floor (of same building) with enormous windows, great southern light, 14-foot ceilings (five meters).   This is really an amazing open space.  Perfect for photo gallery, studio, workshop, etc,  but no living.  Has half bathroom, no shower.  Fully ADA compliant (Americans with Disabilities Act),  wheelchair accessible.  I will install a hardwood floor in at my expense if tenant desires. This building is landmarked by the NYC historic landmarks commission, any signage outside the building must be approved by the city.   Inside, you can do whatever you want.  Rent is $2800 per month, negotiable for the right tenant. One-year lease minimum. Built in 1871, this is one of the most beautiful buildings in the Bronx, just up the street from the 2 and 5 subway. 20 minutes to Grand Central or Times Square.  

Please be advised: this is the Melrose neighborhood in the South Bronx.  If you are not from NYC, please do some research on the South Bronx, you may not be comfortable here.  This is a working class Latino and immigrant neighborhood--no sushi restaurants or hipster bars.  Just a real, vibrant NYC neighborhood with good people and lots to photograph,

      <description>I forgot to say, address is 614 Courtlandt Ave at 151st st.  Subway is 149th/3rd ave on 2 or 5 trains. My idea was to have a building full of photographers/journos who would share ideas and collaborate on exhibitions, projections etc.  Let's see if we can make it happen. </description>

      <description>dang, dawg. nice crib. looks like you've got solid brick in one of the last corners of the real new york. if I didn't have my own &quot;working class Latino and immigrant neighborhood&quot; over on the Bushwick/Ridgewood tribal belt, I'd be there in a heartbeat, but I can't live more than 1000 meters from sushi.

Anyway, you got the inkspot in RC-North, we've got strongpoint Al-Madrassa over in RC-East. Newark next, and then we sack and burn everything from Manhattan to the Kibbutz...</description>

      <description>I think we can help them out with their rent - I lived in an abandoned building a few blocks away in '89. back then the southside looked like something between Warriors and Sadr City, but the rent was free if you could survive the walk from train. There were still guys with ropes and bats jumping bikes on bridge. Don't remember if we were still calling the 2 train the &quot;deadly deuce&quot; by then, but Tompkins Square was still surrounded by squats, not mojito bars.

      <description> Shopping is good at 149 st.   Its close to a hospital and not the worst in New York.    Police pct around the corner which depending on your point of view is good or bad.  Hilly, like the Bronx which is a nice change from the rest of flat New York.   I used to go up there quite a bit to visit a friend in a harm reduction center.</description>
