model/property releases for advertising clients

I realize that if one were to use an image of a person in an advertisement then a signed model release is absolutely required. My question is more about the grayer areas of model releases. What if an image has a single person who’s back is turned to you on a nyc street, what if there are 20 people, all recognizable in the frame on public property, what about abandoned property? Do I need to have a property release for an abandoned house that is overgrown with kudzu and has not been occupied for 25 years?
